Maintenance

 

Non Urgent Repairs

 

It is important for all parties to communicate all information about repairs in writing. This allows our office to have full details of the nature of the problem and address it swiftly and accurately. It also allows accurate records to be kept.

 

Urgent Repairs

 

Urgent repairs are:

 

  • burst water service

  • serious roof leak

  • gas leak

  • dangerous electrical fault

  • flooding or serious flood damage

  • serious storm or fire damage

  • blocked toilet or broken toilet system (when there is only one toilet in the property)

  • failure or breakdown of any essential service or appliance provided by a landlord or agent for hot water, water, cooking, heating, or laundering

  • failure or breakdown of the gas, electricity or water supply

  • any fault or damage in the premises that makes the premises unsafe or insecure

  • an appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted

  • a serious fault in a lift or staircase in the rented premises.

Please Note:

  • Tenants are responsible for the full cost of repairs if damage is caused by themselves or their visitors.

  • If tenants arrange after-hours maintenance that is deemed as non-urgent the tenants may be responsible for the payment of the invoice.

 

Property Repair Tips

 

No Power

Have you contacted your electricity supplier? There may be a fault in the street. 
Have you checked if the Safety Switch has been tripped (flicked to OFF position)? If so, reset the switch to the ON position.

Lights not working

Have you replaced the light bulb?

Have you checked if the Safety Switch has been tripped (flicked to OFF position)? If so, reset the switch to the ON position.

No Water

Have you contacted your water supplier? There may be a fault in the street.

Have you checked that the mains tap has not been turned off?

 

No Hot Water

Gas unit - Have you checked that the pilot light is on?

Electric unit – Have you checked if the isolator switch and the safety switch are ON?

 

Kitchen/Bathroom sink blocked

Have you tried using an appropriate product to try and free the blockage? 


Oven Not Working

Have you checked that the power isolation switch is turned ON? Typically this can be found on the kitchen splashback wall.
Have you set the clock on the display? Some ovens will not work unless the clock has been set.

Cook top not working

Have you checked if the Safety Switch has been tripped (flicked to OFF position)? If so, reset the switch to the ON position.
